As expected and explained in this post about Chester County June statistics, I thought the number of under contract listings at the time of posting was high. In short, they were. The number of under contract listings was not over 900, rather it matched the May, 2009 number, at 512 properties under contract. Days on market also went down versus up and I made sure any other numbers were fixed, as well.
What does that do to the absorption rate? It keeps it the same as May (7.8) to 7.7 months of inventory.
