Malvern/Paoli Statistics for April 2009

Here’s the real estate numbers for the Malvern and Paoli zip codes:

The number of properties sold from month to month has remained consistent for the first quarter of 2009 in Malvern and Paoli, PA. The average and median price of the sold properties continue to bounce up and down with an uptick in both from 2 years ago and even compared to last year. Having said that, however, the number of sold properties and properties under contract are down around 50 percent over the last 2 years. The number of new listings are also down, as those people who NEED to move are listing their properties rather than just listing to list.

Under contract and sold properties remained about same versus March, while residual inventory climbed a bit. And what did this do to the absorption rate? Well, it rose from around 9 to just about 12 months of inventory. That number continues to fluctuate from month to month with no real consistency.
