Chester County Statistics for April, 2009

Wow. One third of the way through the year already. Here’s how the numbers went in the month of April, 2009 for Chester County.

As you can see the numbers are slightly improved, though, basically level compared to March. Compared to last year, April is very similar to March of 2008. Over the last 2 years the median price is down just under 10% and the average about 13%. Many of the sales occurring and those properties under contract are concentrated in the lower price ranges, i.e. less than $400K. There are more and more first time buyers coming into the market. As these homes continue to sell, that will hopefully start trickling to the $500 to $1M properties that are sitting longer compared to last year. The absorption rate for Chester County didn’t change, remaining at around 10 months of inventory. Days on market for solds and those under contract also stayed steady at just around 100 days.
