Chester County Statistics for February 2009

It’s time for February, 2009 statistics for Chester County. Here’s the summary chart below.

Average and Median prices edged down as under contract and units sold increased from January, 2009. For a 2 year period the average price was down approximated 3% and the median price around 13% for SOLD properties. The number of properties for sale was slightly up from 2 years ago (4%), but down compared to last year same time. New listings have been down compared to the two prior years as those people needing to sell are generally the ones putting their home on the market. As I stated earlier, the under contract listings went up again which has helped the absorption rate (months of inventory) lower again from a high in November of 15.8 to last months number of around 12.3. Looking at the middle of this month (March) it looks like that number is continuing to go lower.
