Downingtown Statistics for January 2009

Here’s the latest numbers for the Downingtown area for January, 2008.

Downingtown had a price hike compared to last year (January, 2008)! However, there were only 15 sales so I would say this month was atypical (see charts below). With the exception of few, most were in the mid-$400 to high-$500K range. Those 3 or 4 solds that were less than $300K brought the numbers down. Homes under contract stayed the same as December, 2008 with 19 going under contract. The number of listings are down compared to last year as is the number of new listings. Days on market for the under contract listings has jumped as well. What has this done to the absorption rate for Downingtown? It did go up slightly from December’s 16.5 to 17.2 months of inventory.
