Chester County Statistics for January 2009

Well, here we are into February. Time for statistics for Chester County for January.

As you can see prices are the same if not slight less compared to same time last year. The days on market has increased slightly for sold properties and under contract listings. The number of solds definitely dropped from December to January, but that was due to a slower October and November for homes under contract (under contracts leads to sold). While the number of solds were down the number of under contract listings did increase from December to January. Inventory and the number of new listings, compared to last year, have lowered and along with the increase in undercontracts the absorption rate for Chester County went down to October, 2008 numbers with 13.9 months of inventory. That’s the 3 straight month of lower month’s supply of inventory which means there are homes getting under contract and sold.
