Tuesday Broker Tour for September 9, 2008

There were plenty of homes to visit in today’s broker tours of Chester County. My caravan was able to see quite a few. Without further ado, let’s take the tour.

913 Collins Drive

The first house was located at 913 Collins Drive in West Chester. There is one word that can you describe this 5 bedroom, 4 bath home offered at $529,900…nature.  The large number of windows throughout the home let in plenty of light (and today was cloudy and rainy).

From the kitchen courtyard view to the back from the around to the master bedroom area (see picture), to the large number of windows in the front of the house.  It makes the home feel “hidden” and an escape. . While none of the rooms would be considered “big”, there’s a natural flow to the house and it’s one of those homes that seems to “work”. Compared to the view from the road, the inside of this house is very deceiving as it seems to keep going in all directions. This home has plenty of space. The basement is partially finished and has a walkout to the garage and the driveway.

The second home was located down in Chaddsford, PA in the Harvey Run subdivision at 109 Harvey Lane.Sitting on 2 acres, this is a 4 bedroom, 2 1/2 bath house offered at $600,000. While the kitchen and bathrooms could definitely use some updating, eventually, the house works as presented. Some new paint will make it live in ready quickly, with upgrades to plan for later.

There’s a great fireplace that separates the kitchen and family room, while still having an open feel to it. There are sliders to the deck from the kitchen, family room and master bedroom. The deck covers the rear of the house and with the large yard is great for a summer party. The master bedroom has a large tub and separate shower. Upstairs there are are 3 more bedrooms. As I stated earlier, it could use some inside updating, but overall it’s a great house with a great location. Convenient to both Rt 1, Rt 202 and beyond.

The third house I visited today, was up in the Exton area. Located in the townhouse village of Evian, this house is at 545 E Saxony Drive. This house is offered at $335,000 and has 4 bedrooms with 2.5 baths. The kitchen, while not large, has an sitting area to eat and opens to the formal dining room. The basement is finished and makes a great entertainment area. This house is in move in condition. This home showed well and is in move-in condition. Evian is a great townhouse community that is convenient to all the great shopping along Rt. 30 (Lancaster Pike). Public transportation is also convenient.

1461 Greenhill Road

The next house is located at 1461 Greenhill Road. Offered at $575,000, this is a 3 bedroom, 3 bath home and is set well back from the road on 1.1 acres. This home is unique in that it’s a renovated East Goshen school house. The kitchen and eating area is nice and large and is very up to date with stainless appliances and granite counters. No worries about heat and humidity as it does have central air, as well. I thought the living room was nice and large and I like the front porch area. The outside patio off the kitchen was nice as well. The upstairs area is different with stairs separating 2 of the bedrooms, but it does give each occupant some space. If you’re interested in a unique West Chester property, this house fits the bill.

The last house, and certainly not least, is in Malvern and is located at 154 Grubb Road. WOW. This home shows like a model house in any community, big or small. Offered at $2.7 million, this is a 5 bedroom, 5 full bath home on 2 acres in Willistown township. This home is big and beautiful with large windows and high ceilings. This home just keeps on going and going. There’s not much to say about this house other than if you want a super house with a super location, and you can afford it, this house is for you. The finished basement has a bar area that would make a restaurant jealous, with plenty of room to spread out and entertain. The main floor shows great as well, with a large kitchen, family room, a big living room and another sitting area. The upstairs rooms are all a generous size with a unique vaulted ceiling in the main bedroom. There’s even an unfinished attic space with stairs that could be finished.  When you’re finished entertaining inside, move to the outside built in grill, with counter area, and large patio for those fun summer outings.
