Well, since I wrote this post about Chester County statistics for July, my statistics software was upgraded so I waited a bit to post the information. So far, I like the changes they made. One change they did make, that I was looking forward to, was more granularity in my search. This will be helpful analyzing the local real estate trends.
The statistics may look a bit different from prior months. I’m using a new document product to embed the charts in the post. There are more menu options (click the >>).
West Chester July 2008 Average vs Median – docstoc.com
As you can see for the year, the average price is down 10% while the median price is down 6% compared to a year ago. Page 2 of the document shows that the number of homes sold did go up, however. Days on market for West Chester continued to hold steady, lowering by a few days to 58. The number of under contract homes(109 vs 98) also went up which lowered the absorption rate to a still respectable 5.5 months of inventory (from 6.4). That just shows that compared to the rest of the country, and the national news media, West Chester is still a great place to buy. As of the end of July there were 602 active homes for sale.
