Chester County Statistics for July 2008

Here’s the Chester County statistics for July 2008:

We’re definitely seeing the “summer slowdown” at this point.  As you can see from the chart, the number of listings under contract went down, again.   Numbers across the board have been holding fairly steady and look about the same from last year’s numbers.  The median sold price did go down and is almost identical to July, ’07.  While inventory remains about the same, the buyers that are out there are taking a little more time to find their new home which is making days on market for the under contract properties creep up.

What does this mean for this month’s absorption rate?  Well, that has gone up again to 10.8 months of inventory compared to last months 9.8 number.  This is a pretty typical summer spike though with people on vacation and, unless it’s necessary, not looking to move either.  Things should hopefully pick up again as we get into the school year.
