Malvern and Paoli statistics for June, 2008

Here’s the Malvern and Paoli statistics for June, 2008:

Just like last month, May, the June numbers are holding steady, if not improving, in the Malvern/Paoli area. Sold numbers were up for the month, while days on market continued to drop. The number of listings for sale continues about the same, while the homes under contract stayed fairly even. The absortion rate for June remained the same at 8 months of inventory.

The average price and median price both rose for sold listings. The median price of new listings rose again. As you can see, the Malvern and Paoli area continues to maintain a consistent real estate market.

As always, this analysis is a broad brushstroke at the zip code level of residential listings. If you are considering buying or selling you need to check the sub-market you are considering. If you would like a customized analysis you can always contact me.
