Here’s the statistics for West Chester, PA for June, 2008.
As you can see May to June was holding steady. The average price and median price went up and compared to same time last year is about the same. The difference between this year and last is the days on market and the number of sold properties. While there has been a steady increase of sales and reduction in days on market, we’re still seeing some turmoil in the markets and consumer confidence.
Homes are being priced closer to where they should be and that’s why sales are holding fairly steady, even slightly increasing. The absorption rate for West Chester is still the same as last month, holding at 8 months, which is slightly less than Chester County which is around 9 months.
