
As we passed the midpoint of June (Happy Summer), I realized it’s time to get the pulse on this month’s activity for Chester County.
So far this month, there have been 310 units sold. There are 697 new listings and 240 units have gone pending (under contract). The average days on market has decreased from 78 days to 68 days compared to last month, and the average sold price has gone up, so far, from about $356700 to about $415,300. The average listing price is about the same at $462,000.
As of today, June 23, 2008, there are 4104 units currently listed with an absorption rate (months of inventory) of approximately 9. This data was for residential units throughout Chester County across all price ranges. The bottom sold price being $20,000 and the high being $9,000,000. The average sold price so far is about $380,000.

I would agree that things are looking good for Chester County and that as a whole we’ve seen the normal ebb and flow of home sales, with no significant trends up or down. 9 months of inventory is just above what you would call a “normal” market, but that number has fluctuated up and down as well. We’re going to see that, but we still have a good market to buy or sell, if it’s priced right.
