Here’s the Exton (19341 zip code) statistics for May, 2008 vs April, 2008.
Sold unit numbers for Exton went up almost double in May, as days on market went down. The average sold price did go down, but the more significant drop was in the median sold price dropping down about $54,000.
While the units sold went up, the number under contract went down more than double. The days on market went down as well. New listings were even and their median price ticked up a bit. Like last month we are seeing some of the lower price listings selling which means a few more new buyers and downsizing.
As of this writing the absorption rate for Exton nearly doubled at around 9 months of inventory. This number puzzles me a bit as we’ve averaged about 5 months since January. It could be because the final numbers aren’t in yet so I’m guessing it’s not really that high.
